Can I visit available properties?
Absolutely! We just ask that you call our office first to make a viewing appointment. Some properties may have current tenants in place with schedules we have to respect, others may have move-out cleaning or maintenance work in process. Our office is open from 8:30am to 5:00pm, Monday through Saturday and 9:00am to 5:00pm on Sundays.
What is considered when evaluating my application?
Margaret Rudd & Associates, Inc., REALTORS operates in strict compliance with the Fair Housing Act to protect people from discrimination when they rent or purchase housing. Upon receipt of a fully-completed application, the Long Term Coordinator will 1-verify income, 2-run a criminal background check, 3-pull a credit report and 4-research rental and/or ownership history. All items are taken into consideration when evaluating applicants and processing usually takes between 3 and 5 business days.
Who must complete the application?
Each adult, aged 18 or over, requesting to be named on the lease agreement must submit a Long Term Rental Application.
How much does it cost to submit a Long Term Rental Application?
Please call our office for current cost information as it pertains to our Long Term Rental Application. Each person requesting to be named on the lease agreement will complete a Long Term Rental Application, and will therefore be responsible for an application fee. All application fees are due when applications are submitted. Fees may be paid by cash, personal check, money order, Visa, MasterCard, Discover or American Express. Please note that a delay in payment of application fees may cause a delay in application processing and/or approval.
What if multiple applicants submit paperwork and fees for the same property?
If multiple applicants are received during the application period for the same property, all approved applicants are presented to the property owner for their review and selection.
What is the income requirement for renting a long term property?
Qualified tenants are required to have a total household income equivalent to 3 times the monthly rental payment. For example, if the rental amount for the property is $1,000 per month then qualified tenants would have a combined monthly income requirement of at least $3,000.
How are utlities handled?
Unless otherwise specified in the lease agreement, tenants are responsible for placing all utilities in their name(s) and ensuring that all bills are paid each month. At the termination of a lease, the tenant is also responsible for having utilities disconnected. Long Term Rental Application
Each person, 18 and older, who wishes to be named on the lease agreement will need to complete and return a copy of this Long Term Rental Application.
Lease Guaranty
A property owner/landlord may require a Lease Guaranty in the event a tenant does not meet income or credit qualifications in order to lease a property on his/her own.

Long Term Rental Hold Deposit Form
In certain circumstances, qualified tenants wish to move forward with renting a property but are not able to move in upon availability. In order to remove the property from the rental market, Margaret Rudd & Associates, Inc., REALTORS requries a deposit to hold the property off market until tenant is able to move in.

Current tenants may download and complete this form to offer Margaret Rudd & Associates, Inc., REALTORS and the property owner of their official 30-day intention to vacate a long term rental property. This document must be signed and accepted by an employee of Margaret Rudd & Associates, Inc., REALTORS' rental department in order to be considered valid.
